A: The time it takes to rent your property depends on market conditions at the time it’s listed. Our goal is to price and market your property aggressively to ensure it is rented within 30 days or less.

A: We follow federal fair housing laws and treat all applicants equally. Each application undergoes a four-stage screening process, including:

  1. Credit Check:

    • Minimum credit score: 600
    • No late mortgage payments in the past 12 months
    • No rental-related collections
  2. Criminal Background Check:

    • Automatic denial for:
      • Registered sex offenders
      • Felonies in the past 7 years
      • Misdemeanors within the past 7 years for theft, fraud, sexual, or violent offenses
  3. Rental History:

    • At least 2 years of verifiable rental history
    • No evictions in the past 7 years
  4. Employment/Income Verification:

    • Combined income must be at least three times the monthly rent

If an applicant does not meet all criteria, they may still qualify with a double security deposit or a lease guarantor who meets the criteria.

A: No, we cannot share the tenant’s credit report as it is prohibited by the Fair Credit Reporting Act.

A: Properties can be held for up to 30 days from the application date. Most tenants move in within 2-3 weeks after applying.

 

A: Tenants can submit maintenance requests through their online portal or our 24/7 emergency maintenance line.

  • Maintenance Reserve: A reserve amount, specified in the management agreement, is held to cover minor repairs. If approval isn’t possible for expenses below this amount, we proceed to avoid extra charges.
  • Emergency Repairs: These include urgent issues affecting health or safety (e.g., fires, floods, water leaks, HVAC malfunctions in extreme temperatures). Emergency repairs are addressed immediately to comply with legal requirements and ensure tenant safety.

A: Yes, we can coordinate necessary make-ready services to prepare your property for the market or for new tenants.

 

A: Owner distributions and statements are processed on the 10th of each month (or the next business day if it falls on a holiday or weekend).
